Cold weather is when NYC building entrances start failing: lobby doors that don’t close and latch, maglocks that can’t hold a door that’s left ajar, buzzers that release but a door that won’t open, and rolling-gate locks that seize. Metro Local Locksmith services entrance doors, door closers, intercoms, access control and gates for co-ops, condos, rental buildings and storefronts across Manhattan and NYC. Call (646) 450-6320 or email info@metrolocallocksmith.com to schedule a check before the first hard freeze.
1. Lobby and vestibule doors: do they close and latch on their own?
A door that drifts open or stops an inch short of the frame is the most common winter entrance problem we see. Door closers use hydraulic fluid that gets stiffer in the cold, and wind pressure on tall buildings pushes against lobby doors, so a closer that was fine in August can stop latching in December.

What to check:
- Open the door fully and let go. It should close smoothly and latch without anyone pushing it.
- Watch for a door that slams (closer leaking or out of adjustment) or one that stalls before the latch.
- Look for oil on the closer body or floor. A leaking closer usually needs replacement, not adjustment.
- Check that hinges aren’t sagging. A dragging door won’t latch no matter how the closer is set.
See our commercial door closers and hardware service.
2. Maglocks and electric strikes: is the door actually secured?
A maglock only holds if the door closes fully against it, and an electric strike only catches if the latch lines up. So a winter closer problem quietly turns into an access-control problem: the door looks locked but anyone can pull it open.

What to check:
- After the door closes, pull it. It should not open without a fob, code or buzz.
- Listen for the strike releasing when someone is buzzed in. If it clicks but the door won’t open, the latch may be binding against the strike.
- Check the outdoor keypad or reader for water or ice around the housing.

3. Intercoms and lobby panels
Outdoor panels take rain, snow and salt spray all winter. Before it gets cold, test a few apartments from the lobby panel: audio both ways, video if you have it, and the door release from each tested apartment. Note which units fail. If only some apartments don’t work, that often points to wiring or a single station rather than the whole system. We install and repair Comelit and other audio/video intercoms. Intercom and access control work is quote-only.

4. Metal doors, frames and hinges
Metal entrance and basement doors can bind when frames shift, and salt and moisture speed up rust at the bottom of doors and frames. Check that service, cellar and roof doors close, latch and lock, that hinges aren’t loose, and that the bottom of the door and frame aren’t rusting through. Fire-rated doors should close and latch on their own; don’t prop them or remove closers.

See metal doors, gates and ironwork and glass and fire-proof doors.
5. Storefront rolling gates
Water gets into rolling-gate locks and padlocks and can freeze overnight, and salt corrodes the cylinder and bottom bar. Make sure every gate opens, closes and locks smoothly now, and replace worn or sticky cylinders before they fail on a freezing morning. Planning to replace a solid gate? See our post on the NYC roll-down gate law change.

6. Fire-escape window gates
Residents close windows in winter and forget about the gates until they need them. Gates on fire-escape windows must open from the inside without a key, so check that each one opens easily and nothing is blocking it.

FAQ
Why won’t our lobby door close all the way when it gets cold?
Usually the door closer. Cold thickens the closer’s hydraulic fluid and wind pushes on the door, so the closer needs adjusting, or replacing if it’s leaking. Sagging hinges and dragging weatherstrip can also stop a door from latching.
Our maglock is on but the door still opens. Why?
A maglock only holds when the door is fully closed against it. If the closer or hinges keep the door from closing completely, the lock can’t engage. Fix the door first, then test the lock.
The buzzer clicks but the door won’t open. What’s wrong?
Often the latch is binding against the electric strike, or the strike or its wiring has failed. It’s usually a repair, not a new system.
Our rolling gate lock froze. What should we do?
Don’t force the key or use a torch. Call a locksmith; a lock that freezes repeatedly usually has water getting in and should be serviced or replaced.
Do you work with co-ops, condos and management companies?
Yes. Metro handles entrance doors, closers, intercoms, access control and gates for buildings across Manhattan and NYC and schedules around residents and deliveries. Intercom and access control work is quote-only; call (646) 450-6320.
